The 1st floor has recently become vacant and is yet to be refurbished and therefore, the incoming tenant could have the ability to influence the fit-out/layout plans etc. Currently, this office is set up with four meeting rooms and a large kitchen / break-out area. Maximum occupancy is likely to be close to 60 workstations but realistically, as a “day one” plan, we expect most occupiers would want something around half of this amount, whilst still retaining the same quantum of meeting rooms and break out.
The second-floor tenant's lease expires in July, and at this point they will be vacating, but this occupier will continue to occupy a further two floors within the building and therefore, if the new incoming occupier wanted to move earlier than July we could engage with discussions regarding an early termination on the 2nd floor. This office currently has two meeting rooms and circa 25 workstations. Once the Landlords receive vacant possession, they will be looking into upgrades for the office.

Upon the estate, the Landlords provide a Zayo Tier-1 fibre connection for all their managed offices. This is one of the highest quality carriers in the country for leased line. Generally, 100 Mbps on Zayo would be better quality than say a 200 Mbps connection of standard street broadband. The standard offering is 100 Mbps but upgrade options available on all lettings.
