Serving as the epicenter for commerce and culture in the Southeast, Atlanta is centrally located in the Northern part of the state of Georgia. The city's deep southern roots can be seen in everything, from its architecture to its fantastic culinary landscape. Known as the ‘City in a Forest’, there is no shortage of natural beauty both outside and inside the perimeter. With established in-town and rapidly expanding suburban office markets, there is a large spectrum of options to fit the need of any office requirement.

5 reasons to rent an office in Atlanta:

  1. A low cost of living and vibrant culture makes for an excellent quality of life for anyone who calls Atlanta home. This low cost of living also translates to an extremely low cost of doing business when compared with other major markets.
  2. The city offers extreme connectivity. It is home to the busiest airport in the world, Hartsfield Jackson International, which offers non-stop service to 150 domestic and 70 international destinations. The airport serves over 100 million passengers every year.
  3. Another example of extreme connectivity are Georgia’s major US ports: the Port of Savannah and the Port of Brunswick. After Los Angeles, the Port of Savannah is the 2nd busiest container exporter in the US. The two combine as the 4th busiest general port in the country
  4. Known as ‘Transaction Alley’, Atlanta is a major hub for financial tech, or FinTech. The industry produces over $30 billion in annual revenue and employs more than 40,000 people. 70% of all credit, debit and gift card swipes are processed through a Georgia company.
  5. Due to its aggressive tax incentives and diverse topography, the state of Georgia has become a major hub for the film production industry. Known as “Y’allywood”, Georgia was the #1 film location in the country in 2017 and was #1 in the world in 2016

Midtown (Proper)

What does Midtown have to offer?

Home to some of the most iconic buildings in the Atlanta skyline, Midtown is the epicenter of Atlanta’s corporate office market. This area also serves as a hub for the city’s cultural and social scene, with the Fox Theatre, The High Museum of Art, The Alliance Theatre, Piedmont Park, The Atlanta Botanical Gardens, Atlantic Station and many more iconic landmarks.

Which business sectors does this area attract?

Adjacent to the Georgia Tech campus, this area is a hotbed for young talent as well as home to Tech Square, which has the highest density of startups, corporate innovators and academic researchers in the Southeast. Midtown is the most walkable and transit-oriented submarket in Atlanta, making it a very desirable location for growing businesses with young workforces.

Amenities

There is no shortage of post-work/weekend activities in the Midtown area. Various restaurants, taverns, breweries, music venues and parks offer a plethora of ways to spend one’s free time. The area is connected via the Arts Center, Midtown and North Avenue Marta Stations.

Midtown (West Midtown)

Why pick West Midtown?

West Midtown is an area that, as recent as 5 years ago, was known as a major industrial district. Those days are now a distant memory as the Westside becomes more of a hub for nightlife and entertainment and creative office development. Because of its historically low land values, the area has become synonymous with industrial conversions to creative office space.

As of September 2017, the Atlanta Beltline's Westside trail was opened; a clear indication of positive growth in the area. In addition to the Beltline extension, the Westside's Bellwood Quarry and the surrounding area are slated to become the city's largest park by nearly 100 acres.

Buckhead

What does this area have to offer?

Buckhead is situated within Georgia’s second wealthiest zip code (First place goes to Sea Island). The area is known for its affluence as well as a plethora of high-end shopping & dining options. Home to Lenox Square Mall, Phipps Plaza and The Shops at Buckhead, the area serves as a Mecca for the South’s fashion aficionados.

Which companies are located in this area?

Buckhead is home to a variety of businesses, but professional services and law firms, such as JPMorgan Chase, Baker Donelson, Morris Manning & Martin, reign supreme. The area is part of Atlanta’s ‘Tech Corridor’, but does not have the density of Midtown when it comes to tech companies/start-ups.

The area is connected via the Lindbergh Center, Buckhead, Lenox and Brookhaven/Oglethorpe Marta Stations.

Downtown

What does Downtown have to offer?

Although it is home to some of the city’s most iconic office towers, Downtown Atlanta is the city’s least expensive, in-town submarket. It is an area poised for major growth over the upcoming years. Home to the Atlanta Falcons, Hawks and United sports teams, the neighborhood is a frequent destination for out of town visitors and ATLiens, alike.

Which business sectors does this area attract?

The construction of the new Mercedes Benz Stadium served as an economic spark to the downtown community. Since its completion, the city of Atlanta has hosted a College Football Playoff National Championship, a Super Bowl and a multitude of events and conferences. The area is also home to The Georgia Aquarium and The CNN Center.

Downtown is a popular option for government and non-profit users (Atlanta Cancer Society, Habitat for Humanity, Metro Atlanta Chamber…), but is also home to a variety of business services/law firms (Morgan & Morgan, Hall Booth Smith, Suntrust (now merged with BB&T), Georgia Pacific, EY, Deloitte and many others).

The area is connected via the Five Points, Georgia State, King Memorial, Dome/GWCC/Phillips Arena/CNN Center, Civic Center and Peachtree Center Marta Stations.

Central Perimeter

What does the Central Perimeter have to offer?

The Central Perimeter submarket is Atlanta’s largest office market and serves as the first layer of the city’s suburban office. It straddles I-285, or the perimeter, and is therefore both ITP & OTP (inside/outside the perimeter). It offers rental rates much lower than Midtown or Buckhead, with more affordable housing as well.

This area is known for a more middle-aged workforce and has a slightly more difficult time attracting millennials and young talent than its in-town neighbors. It lacks the amenity-rich environment this portion of the labor force is looking for. That being said, the area is home to a vast number of corporate headquarters; one of the highest ratios of Fortune 500 companies per capita in the US. Mercedes Benz’s American HQ, Edible Arrangements HQ, Inspire Brands (Arby’s) HQ, Newell Brands HQ, UPS HQ, Cox Enterprises HQ, Graphic Packaging HQ.

The area is connected via the North Springs, Sandy Springs, Dunwoody and Medical Center Marta Stations.

Cumberland/Galleria

Why choose this area to work?

The Cumberland/Galleria submarket is located in the Northwest corridor of Atlanta. Like Central Perimeter, it's neighbor to the East, Galleria Straddles I-285 and is therefore located both ITP & OTP (inside/outside the perimeter). The area serves as a gateway to Atlanta’s Northwest, suburban office markets.

The Atlanta Braves’ recent move into Cumberland has served as a major economic driver for the area, from an office, multifamily and retail standpoint. SunTrust Park and The Battery continue to have a profound positive impact on Cobb County and Atlanta as a whole.

Which companies are located in this area?

The Cumberland area is home to many of Atlanta’s corporate headquarters. Home Depot, UPS, Thyssenkrupp, HD Supply, The Weather Channel and Floor & Décor all have corporate headquarters in this market.

North Fulton

What does North Fulton have to offer?

The North Fulton submarket is the northernmost end of Atlanta's 'Tech Corridor'. What was once considered a distant suburb, known for its low cost of living and excellent schools, is now becoming a major force in the Atlanta office market.

Which business sectors does this area attract?

The post-recession era has brought a wave of new development to the North Fulton area. Mixed-use developments, such as the Avalon, are bringing a live/work/play atmosphere, which was once only available in Midtown or Buckhead, to the suburbs. This is having a tremendous impact on the ability of companies in the area to recruit young talent.

There is a growing tech scene in Alpharetta, with the area home to the offices of Microsoft, LexisNexis, Mckesson, Verizon Wireless, Equifax, HP, ADP and many more.
